I attended a conference where the keynote speaker, John Kehoe, Economics Editor at The Australian Financial Review, provided some insightful insights. He explained that we will experience higher interest rates for longer periods and the potential for increased property taxes. One key takeaway was that the construction industry is facing a shortage of workers, despite strong demand for big projects like the Cross River Rail in Brisbane and the fundamental energy changes pursued by the federal government. With a shortage of 1.2 million homes nationally and the 2032 Olympics on the horizon, the housing market is feeling the strain, leading to increased construction costs and delays.
Despite challenges in finding professionals for home renovations and construction, the supply of building materials is generally stable, and prices are recovering from the peaks seen during the COVID-19 pandemic. This imbalance creates a strong demand for recently completed or renovated properties, leading to higher prices. Properties that need an update or appear dated are staying on the market longer and achieving softer selling prices.
