Property is Australia’s greatest past time. It is also in the top 3 industries based on turn over and income generated for governments – federal, state, and local. When the market changes, everyone has an opinion – is it a Chicken Little moment or an opportunity to position on the property ladder?
One wise head we look to for guidance to make sense of market movements and property projections is Matusik. In a recent article – published on the 4th May, he looked at Home Loans and the recent interest rate rise. In summary:-
- 717,000 new home loans were taken out in Australia over the last 12 months – this does not include refinancing
- 31% increase on the previous year
- Half of the loans were to repeat buyers
- 60% increase in investor loans
- 1% of loans to first home buyers
The home loan pie is experienced home buyers are 75% of the market with first home buyers holding 25% at present. Investors hold a 30% market share.
In relation to interest rate rises and house prices, Matusik goes on to say, at best there could be a plateauing for housing values, on average, over the next five plus years. This might even extend to a decade. There will be falls in median housing values at times along the way and those falls could reach double digits (at times) in terms of an annual percentage change.
