
Since October 2024, we’ve seen an intriguing shift in the Australian property market, marking its first downturn in five years. Interestingly, this downturn appears softer than anticipated, and some experts believe it might represent a healthy correction rather than a significant decline. In this context, Brisbane stands out as a strong contender among Australia’s capital cities, and it’s well-positioned to maintain its positive trajectory into 2025. Tim Lawless from CoreLogic recently outlined the market and projected forecasts at a property professional briefing.
Brisbane’s remarkable growth over the past five years is reminiscent of growth bursts we’ve witnessed during previous decades, notably in the early 2000s, early 1990s, and late 1980s. While current conditions show signs of slowing momentum both locally and nationally, it’s worth noting that the strongest growth is currently seen in the more affordable segments of the market, highlighting opportunities for buyers.
Key factors driving Brisbane’s local market include affordability and supply. As it stands, Brisbane is now the third most unaffordable capital in Australia, trailing only Sydney and Adelaide. Supply levels are currently about 23% below the five-year average, yet they have increased by 2% compared to last year—a positive indicator. The rental market is also experiencing a bit of a slowdown, influenced by returning net overseas migration and a renewed interest in shared living arrangements, with larger households becoming more common. Regarding interstate migration, we’ve stabilised at around 7,000 people moving to SEQ each quarter, which is an encouraging sign for our city.
