Shhh – our secret – the property market doesn’t slow over the Christmas and New Year period. If anything, it gets busier as we have time to make decisions.
A contract entered in late December can see you moving into your new home in late January. The perfect time as you may be on holidays and organising yourself and your family for the new year. The biggest seller concern is – where do we move to?
With new stock coming to market, buyer FOMO softening and tighter credit conditions, our market is starting to level out. Auction clearance rates have softened to 76% clearance from a reported 110 Brisbane auctions last week compared to over 1300 private treaty sales (sourced from realestate.com.au). We have recently assisted a number of our sellers find their next home to ensure a smooth transition. Those sellers with short settlements, we have found appropriate rental properties for them to move into and for those that only want to move once, we have secured longer 90-day plus settlements to ensure their next home can be found and purchased to facilitate their goal of only one move.
In our market, we have seen some amazing sales achieved in 2021. Yet again the predominant appetite has been for homes either recently renovated or built, beautifully presented, and move-in ready. This trend has become stronger in recent years with a direct correlation to how busy our lives have become, and the cost and time involved with renovating. Size of land hasn’t been a determining factor with our recent achieved sales results.
