Whilst we dream of warmer weather and plan our next holiday, many property owners start preparing for the “booming” spring property market. A common belief is that the spring market will bring property success. This is not always the reality.
In our local market, July, August, and November are traditionally our busiest sales months with the greatest number of sales. In addition, we also see some very strong prices as supply is low ensuring buyers have limited choice.
This year, buyers have been very limited for choice. For many sellers, whilst selling is their goal, they want to secure their next property prior to selling. So limited supply is causing pain for both sellers and buyers. According to CoreLogic, Brisbane’s advertised stock is 38.2% below the five year average.
CoreLogic’s Research Director Tim Lawless states, “Our estimate of home sales nationally over the three months to May is -19.2% below the same period a year ago, but still 12.1% above the five-year average,”
“A combination of higher interest rates, lower rates of household saving and a potentially more cautious lending environment is likely to reduce housing demand further just as total advertised stock levels are likely to continue rising, further empowering buyers by creating increased competition amongst vendors.”
